We build decks in garapa and balau, both hardwoods, and in treated pine. Treated pine is more affordable and suits most residential decks when it is properly treated for coastal use and maintained. Hardwood costs more upfront, is denser and more rot resistant, and usually needs less frequent attention. For a deck in full sun and salt all day, hardwood is often the better long term investment.
Standard fixings corrode much faster out here, weakening the board around them and leaving ugly staining. Every deck we build uses stainless steel fixings.
Timber expands and contracts with moisture and temperature, so boards need a small gap between them. Proper spacing also keeps air moving underneath the deck, which matters more here than inland.
Plan on sealing or oiling more often than you would inland, because salt air and UV break a finish down faster. Rinse off salt after a big southeaster and watch for any fixing that starts to rust.
